The Zoning Administrator is authorized under Pacifica Municipal Code Section 9-4.3802 to hear and decide a range of permit applications, including minor modifications, site development permits, use permits, variances, and sign permits. The role of Zoning Administrator is carried out by the Community Development Director. When acting on these applications, the Zoning Administrator has the same duties and responsibilities as the Planning Commission.
Hearings
Zoning Administrator hearings follow a format similar to Planning Commission hearings, including a published agenda, public notice in the newspaper and by mail to nearby property owners (where required by law), and an opportunity for public comment.
Hearings are scheduled as needed and generally occur on the second Wednesday of each month at 6:00 PM in the Parks, Beaches, and Recreation Department conference room at 1800 Francisco Boulevard, Pacifica. Meetings may occasionally be scheduled on other dates, times, or locations.
A decision by the Zoning Administrator to approve, approve with conditions, or deny a project is final unless appealed to the Planning Commission within 10 days of the action. Permits approved by the Zoning Administrator have the same force and effect as permits approved by the Planning Commission.
How to Participate
There are several ways to provide input on a Zoning Administrator agenda item:
- In Person
Attend the hearing and submit a Speaker Card to Planning Division staff for the item you wish to comment on. Speaker Cards are also available for items not on the agenda.
- By Email
Send written comments to PlanningDivision@pacifica.gov. To ensure your comments are received by the Zoning Administrator before the meeting, submit your email by 12:00 PM on the meeting date. Comments received after 12:00 PM will not be forwarded to the Zoning Administrator prior to the meeting. Please reference the specific agenda item in your email or note that your comment concerns a non-agenda item.
Public comments received after publication of the agenda packet are available for public review online.
