Regular Application – Ridgeway Drive, “Pacifica Pointe” (filed December 24, 2025)
Second Housing Accountability Act Notice Pursuant to Government Code Section 65589.5(h)(6)(D): Housing Development Project Application for the Property on Ridgeway Drive in Pacifica, CA known as Assessor’s Parcel Number 018-160-050:
- File No. 2025-0045: Site Development Permit, for development of two 14-story residential buildings (882,366 square feet) which includes a total of 476 residential units, 13 percent of which are low-income units, two levels of parking and surface parking, located on an approximately 9.87-acre vacant parcel (APN 018-160-050)
The applicant for the above-referenced application submitted a written notice to the City of Pacifica (“City”) pursuant to California Government Code Section 65589.5(h)(6)(D). California Government Code Section 65589.5(h)(6)(D)(ii) requires that if an applicant provides a written notice regarding a local agency's course of conduct on a housing development project application, the local agency is required to publicly post that notice on its website and provide copies to specified individuals and to the county clerk.
On December 24, 2025, the applicant for the above-referenced application sent an email about the City’s Determination of Incompleteness issued on December 23, 2025 requesting that the City “…confirm that [certain] … items are complete and that the City is withdrawing the incomplete designation as to each of them. If not, please consider this notice under Government Code Section 65589.5(h)(6)(D)….” The City did not agree to make those confirmations and therefore is posting this Notice on the City’s Website pursuant to Government Code Section 65589.5(h)(6)(D).

SB 330 Preliminary Application – Ridgeway Drive (filed October 22, 2025)
Housing Accountability Act Notice Pursuant to Government Code Section 65589.5(h)(6)(D): Housing Development Project SB 330 Preliminary Applications for the Property on Ridgeway Drive in Pacifica, CA known as Assessor’s Parcel Number 018-160-050:
- File No. 2025-029 – 575 units
- File No. 2025-030 – 300 units
- File No. 2025-031 – 275 units
- File No. 2025-032 – 199 units
- File No. 2025-033 – 192 units
- File No. 2025-031 – 184 units
The applicant for the above-referenced applications submitted written notices to the City of Pacifica (“City”) pursuant to California Government Code Section 65589.5(h)(6)(D)(ii). California Government Code Section 65589.5(h)(6)(D)(ii) requires that if an applicant provides a written notice regarding a local agency's course of conduct on a housing development project application, the local agency is required to publicly post that notice on its website and provide copies to specified individuals and to the county clerk.
On October 22, 2025, the applicant for the above-referenced six applications sent emails requesting that the City make certain confirmations regarding the applications by October 24 at 5:00 pm or to “let the notices serve as … invocation of Government Code Section 65589.5(h)(6)(d)[sic].” The City did not agree to make those confirmations and therefore is posting this Notice on the City’s Website pursuant to Government Code Section 65589.5(h)(6)(D).
